Abstract
Penelitian ini berfokus pada faktor-faktor yang memengaruhi kebijakan pembagian dividen pada perusahaan properti dan real estate yang terdaftar di Bursa Efek Indonesia (BEI). Dividend Payout Ratio (DPR) sering dianggap sebagai salah satu indikator penting yang mencerminkan kinerja perusahaan dan tingkat kepercayaan investor. Namun, keputusan dividen tidak hanya dipengaruhi oleh profitabilitas, tetapi juga berbagai faktor lain seperti leverage, pertumbuhan penjualan, arus kas bebas, dan ukuran perusahaan sebagai variabel moderasi. Penelitian ini bertujuan untuk menganalisis pengaruh net profit margin (NPM), leverage, sales growth, dan free cash flow (FCF) terhadap dividend payout ratio (DPR), serta peran ukuran perusahaan sebagai variabel moderasi pada perusahaan properti dan real estate yang terdaftar di BEI periode 2018-2023. Jenis penelitian ini adalah kuantitatif. Metode pengumpulan data menggunakan teknik dokumenter. Data yang digunakan adalah data sekunder berupa laporan keuangan perusahaan yang diperoleh dari situs resmi BEI. Sampel data yang digunakan sebanyak 42 sampel perusahaan. Metode analisis yang digunakan adalah regresi analisis berganda, uji hipotesis, dan Moderated Regression Analysis (MRA) dengan menggunakan software Statistical Package for the Sosial Sciences (SPSS). Hasil penelitian menunjukkan bahwa secara parsial, NPM dan sales growth tidak berpengaruh signifikan terhadap DPR. Sebaliknya, leverage memiliki pengaruh negatif signifikan, sedangkan FCF berpengaruh positif signifikan terhadap DPR. Selain itu, hasil analisis moderasi menunjukkan bahwa ukuran perusahaan tidak memoderasi hubungan antara NPM, leverage, dan sales growth terhadap DPR. Namun, ukuran perusahaan terbukti memoderasi hubungan antara FCF dan DPR dengan pengaruh yang signifikan. The Effect of Net Profit Margin, Leverage, Sales Growth, and Free Cash Flow on Dividend Payout Ratio with Firm Size as a Moderating Variable (A Case Study of Property and Real Estate Companies Listed on the Indonesia Stock Exchange in 2018-2023) This study focuses on the factors affecting dividend policy in property and real estate companies listed on the Indonesia Stock Exchange (IDX). The Dividend Payout Ratio (DPR) is often regarded as a critical indicator reflecting a company's performance and investors' confidence level. However, dividend decisions are not solely influenced by profitability but also by various other factors such as leverage, sales growth, free cash flow, and firm size as a moderating variable. This study aims to analyze the effect of net profit margin (NPM), leverage, sales growth, and free cash flow (FCF) on the dividend payout ratio (DPR), as well as the role of firm size as a moderating variable in property and real estate companies listed on the IDX for the 2018-2023 period. This research employs a quantitative approach. Data collection was carried out using a documentation technique. The data used are secondary data in the form of financial reports obtained from the official IDX website. The sample consists of 42 companies. The analysis methods used include multiple linear regression, hypothesis testing, and Moderated Regression Analysis (MRA) using Statistical Package for the Social Sciences (SPSS) software. The results indicate that partially, NPM and sales growth do not significantly affect DPR. Conversely, leverage has a significant negative effect, while FCF has a significant positive effect on DPR. Furthermore, the moderation analysis results show that firm size does not moderate the relationship between NPM, leverage, and sales growth on DPR. However, firm size is proven to moderate the relationship between FCF and DPR with significant effects.
